Hello everyone, 

I am a new Bigger Pockets member, and a new San Antonian of San Antonio, Texas as of December 2018. I am currently a full time Outside Sales rep for a sales company looking to find my first deal. After battling real estate analysis paralysis I finally decided my first step into RE would be a live-in flip. I have gone to a couple of SAREIA meetings, driven for dollars, and left a few direct mail letters to vacant properties in the last 4 months. I was wondering if there was a simple way to calculate material cost per repair needed. I plan on doing the interior/exterior paint, flooring, trim and other minor fixes myself. I was just wondering if there was an easier way to analyze detailed cost on repairs without getting a quote from a contractor. I probably will need a contractor if the repairs are serious (ex: roof, plumbing, electrical). I've tried calculating for example a picket fence down to the screws but I feel like that's a bit tedious comparing Home Depot's and Lowe's cost on screws and other materials. 

Any advice is highly appreciated. I look forward to hearing from you guys. 

P.S. other than SARIEA are there any other local San Antonio RE investor meetings?
