Post: Property Next Door devaluing my purchase

Hi, 

I am about to purchase a property to flip. The house is in a good neighborhood, good shape and does not need much rehab work. The only thing I am hesitant about is that across the street, there is a property with a weird construction: a garage with a huge (metal) roof, which could be visually disturbing for some people. It is actually a very good deal, but I am afraid that this feature could delay the flip/ reduce my margin. What is your advice?

Hey @Sharad M. just curious on how it went with the outside MLS property search? Still doing bulk?

Same thing with me... trying to improve my 30% under market value purchases but it seems almost impossible at this point.

 Where are you looking to buy your vacation rentals? I bought an apartment in Cancun in 2012 and had to sell it because the management prohibited short term rentals... I did great while I had it, sold for a decent profit and needless to say, I spent there every weekend I could.

So far I have done 8 flips in Las Vegas area. I have been buying homes from a Real Estate Fund I used to work for, which started liquidating its residential portfolio. Through them I also have access to discounted properties bough directly from the bank. I've done so good that I am now living off that business . What I want to to next is to start growing and diversifying to other asset classes. The thing is I am not really sure which path to follow now. I could look for partners or investors to buy more properties and increase the volume on a proven investment strategy; or use that money to buy a commercial property, leverage it to buy a second, and maybe leave enough money in the flipping business to be able to live off that. I would love to hear about your experiences selling properties to investors and how you scaled your business. Tks!
