I decided to take real estate  classes in January and I am currently in searching  good school, where instructors are knowledgeable and care. I am located in Naperville area and appreciate any advice and suggestions where to go. Thank you in advance.

Matthew, yes, I agree with you it’s summer and water usage increases. Definitely, hygiene and clean apartment is a good habit. Did I mention that previous owner dealt with tenants who wash their cars in the building? Well, that’s what I’m trying prevent.

Thank you for all reply. No leaks and dreeps for sure.  Yes, inspection and letter to tenants with high bill will be best approach. Hopefully, they realize and water bill come down again. I don’t want to increase rents but mentioning in the letter higher rent with renewal most likely wake them up, Thank you again, I am sure they want to live in our building. Why I can’t keep thinking that way!? May be that’s because we’re still kind of new in the business.

Hi

I’m a landlord of 4 units building. We have a problem with water bill we receive every 2 month from city and is $200 more than before! So far, city didn’t increased their water, so we fine with it. More then that, we just established new rents for our new and old tenants, and they are ok with it. I don’t want to even think to increase again. The only what comes to my mind is they have some additional people living with them. 

How do you usually deal with problems like this? I’ll appreciate your advice.

Hi, what are the best places to refinancing? We have a 4 unit property purchased on Dec, 2017 and thinking to refinancing. What institutions are best to go with? Any experience online offers that you trust or better is traditional way like going to the bank?

It will be our first experience. We know that keeping property in good, clean condition it's a plus, but besides that what inspectors really look at? Search for? How to make sure we unintentionally, don't violate village code?  Where to start?  Any suggestion, advice, will be very appreciated on how to get ready to present the building to the village inspector.

I am curious how your washing machines are working? Was it a good idea to buy new ones?

We run 4 unit property in Addison,il. and planning to buy coin operated washer. We swing between new that cost about $1300 or old one about $500. Most likely it's going to be Speed Queen.

We arranged our tenants to meet each other in our building. One of my december tenant is kind of soft spoken person, hardly to argue. They all met and decided they will share those 3 parkings. They all spoke Spanish but from expression on their faces you could read they are satisfied. No way, waiting for parking until someone moves out and new people come it is not gonna work.
