So what are some strategies you all use when looking to buy properties? I know there is the basic strategy where you go to the bank to ask them to loan money, but there are other ways to purchase property too.
I am interested to know some of the strategies you all use to purchase properties?
@Donovan Peruyero Jr This is just my point of view but consider getting your financials in good shape before taking the leap if you can. Having access to multiple lines of credit (i.e. credit cards, hard money lenders, etc.) and having a strong positive cash flowing financial statement from your work alone will take you a long way when starting out.
Also consider the fact that it's not a hard requirement that you have good financials, I've just heard it makes your life easier if you do.

Wow that sounds like a big problem coming their way. But what exactly would be taking place under this rent control?
On a side note, if Oregon goes that route then you can expect places like California might start going that route too.

I have also heard there are 2 strategies in wholesaling which were 1) assigning the contract and 2) a double closing. what are those 2 things exactly?

Hi @Seth Ferguson that helps me to clarify a little bit.
So is the MLS closed to people other than realtors/brokers? Nobody else has permission to view the MLS except for those people right?

So when we begin looking at properties and we need to get information on property values where should we check? Are there any major sources we should use to find information such as assessed value of the property, property tax info, taxable value, previous sales prices and other related information? Do we get that from the county website or from somewhere else?
So does this mean we tend to search for distressed properties or those under market value in order to try to make a profit off the sale of the contract?
