@Neil G. - I’m of the same opinion. The presentation is great, but not much upside on appreciation. I’ve set that building aside for now. That’s a lot of supply with no way to compete other than price. All the units are about the same.

@Brian Garrett - like many here I’m also exploring the Florida market.

I’ve done a dew deals as a service provider (lender) and have found South FL to have some really low cap rates. The market is very efficient (Huber’s point above) and has excess liquidity. Costs of ownership (insurance, taxes) also increased and in some places are irrational. Takes being in the details of local deals and comparing them to see this.

Nonetheless, I continue exploring and learning with peers, so would love to continue dialogue.

There are a few in the Wynwood area (don’t remember names or addresses). Latest one in Miami is Natiivo.

Let’s share some names here - after all, this is a forum of investors for sharing information. I don’t think the main purpose of BP is for realtors to get leads. Let’s share details publicly.

Have you considered buying an established business which cash flows to offset the income loss and allows you to manage through an in place team and do whatever else on the side?

The Miami and South Florida has buildings which have been built for this purpose with permissions built into the HOA agreement. Natiivo is under construction - an Airbnb partnership. Wynwood neighborhood has others.
