I suppose this is legal territory and I can’t give a terribly accurate response because 

1. I’m not a lawyer 

2. Have not seen deed or title to know if there is a legal easement 

3. Have not been to property or seen pictures

I think this is something I would have cleared up during the due diligence inspection period prior to closing. 

At this point I think you’ll need to consult title and possibly the title company and determine if you have legal access to this sidewalk. I’d want to learn as much about this as possible before contacting the neighbor. 

If there’s another way to get to your property which is legal I believe I’d work on making that work for you. It sounds to me like the fence is a clear sign they’re not too interested in their neighbor anymore, but they may not have a choice if you have an easement.

Are these your properties or are you a PM? 

If they are yours I would guess you’ll end up hiring a PM. Someone that can afford 10 STRs doesn’t have the time to deal with toilets because they’re usually busy doing whatever it is that makes enough money to buy the STRs. 

For me the answer was to stop at 8 vacation market STRs and scale the long terms which are professionally managed. And believe me managing the managers is a full time job and does get stressful. 

As far as supplies you’ve got to get that off your plate. Call each cleaner and make a deal with them to start providing the supplies for an additional fee per turn. I did this years ago and I should have done it sooner.

32 days is a tenant and yes I would do a background check and credit check and a lease. I would also use furnish finder because Airbnb is for 3-4 days not 32.

If you have to be convinced why bother? It's like going on a date with a chic that's out of your league. You'll spend all night trying to prove you're good enough. Or vice versa.


1. Most of us buy vacation homes in vacation towns where there's nothing but vacation homes and the local
2. government loves us because we pay our taxes and feed the economy.
Anything under 5 units is not considered commercial real estate therefore it doesn't matter if it rents for a million bucks per night the income is not accounted for in an appraisal.

Us short term folks are a different breed it's no secret. Although I can't imagine anyone was not nice to you? Unless you came here asking a question about arbitrage then all bets are off. We certainly have more fun in short term!
