Adam Tafel I see your point. Try to get a feel for what they want because unlike an investor, the owner probably makes decisions off of emotions. Not offending them seems to be the biggest point.

I cold called a guy about a four plex that I have been eyeing. I do not know much about multifamily yet but it’s what I want to get into. He then later texted me, “just out of curiosity what do you think the property is worth?” I haven’t had the chance to look into that because I simply wanted to see if he was motivated to sell. I was wondering why y’all do to make a soft offer. Pay a Realtor to pull some comps? I’m definitely going to ask him if I can walk the place with him.

Thanks man. My personality leans towards advertising to people that are in a bind and need to sell quickly. That way they’re a motivated seller. I may not get as many leads as other strategies but they’ll be quality leads. Once I have something like that I can talk very well. Cold calling just isn’t too attractive for me, although there is success in it no doubt.

After doing a ton of researching I’m deciding that wholesaling is what I definitely need to start doing. It will hone my skills with finding deals and building long lasting relationships. I was wondering what y’all a opinions were with advertising. People spend most of their life on Facebook so I plan on targeting that. Also bandit signs. What has worked for y’all? I do know to account that where everyone lives is deferent.

Thank you for your time and knowledge man. Like you said, it seems I need to sit down with a tax professional to plan how I will go about my business. Thanks for all this advice. Also, I’m in the processes of building my personal team for all the areas I’m not familiar with like taxes and insurance, etc. what kind of individual do you recommend to hire without a doubt. As in someone I’ll always need and can build a relationship with?

So I've been looking into how LLCs get taxed. I also learned how corporations get taxed recently. I was wondering if any of you rolled your LLC into a Corp to reduce the taxes you pay? I'm curious how this would fit into the real estate world or just the small business world in general. I'm looking to buy a Snap Fitness gym soon and currently my lawn business is under an LLC. It's my first year with this lawn business so I do not have much experience with the taxation yet. Thanks ahead of time for the replies :)
