Hi Andy - we're going to rent our house in Coconino Estates for about 5 weeks this summer from around June 23 to Aug 2, fully furnished. It's a 4/2 but we're planning to rent it as a 1/1 (so we don't have to clear out all the bedrooms). $1500/month (including all utilities). Amber Welsch (at Russ-Lyon Sotheby's here in Flag) is the absolute BEST. We've worked on several (5-6) deals in this area with her as buying agent. Every single one has been just great. Amber is also experienced and super knowledgeable from an investor angle on STRs. I'll send you her contact info in a separate message.

Thanks for putting together this report, Chris, and for sharing it here. I like to follow the Flagstaff market pretty closely, and very few people are really diving into the data here. In terms of your analysis, I think you're probably right about continued (tho not likely linear) increase in home values for all the reasons you mentioned as well as the continued growth that NAU (currently around 29,000 students in Flag and statewide) is hoping to see as a result of some of university's relatively new President's new initiatives.

Hi Christian - were you ever able to secure financing for this land? I hope so! And if so, I'd be interested to hear how it turned out because I'm working on something similar right now. Thanks!

Hi Garvey - did you ever figure this out? I'm looking to finance a piece of land right now so I'd be interested to hear if/how this came together for you.

I'm considering buying a tiny home (TH) as a STR. The TH would remain on the land of a 3rd party land owner who has a "handshake" / month-to-month deal with the owner of the TH ($500/month including water, trash, and wifi). However, the land owner is apparently willing to put something in writing as well. Does anyone have a template or example I can follow for how to write up a land lease in this situation? Any other suggestions are also very welcome. The TH has been doing really well as a STR so far and there's good reason to believe it will continue to do so. Thanks so much!
