Wholesale, rental, or flip. I have a realtor partner. We haven't had any luck. We have made cold calls and drove around with door hangers. 

Mig is our city's REIA. We are connected to the national REIA. The Mig website is memphisinvestorsgroup.com. You can view the calendar for all upcoming events. Once you register for certain events the day before or of you will get an email saying you can also virtually attend. The monthly meetings are on typically the second Thursday of every month. The cost for visitors is $25. The price for membership is $200 for the year and it is so worth it. Super Saturday follows the monthly meeting and members get a discounted price from visitors to attend. The following Sunday is a meeting at Incredible Pizza that is free. The following Tuesday, today, there is a womens only meeting called wired and we meet at the perkins resturant at 1340 S. Germantown Pkwy in Memphis and it is free. I hope to see you at an event. There are also free events throughout the month that is during the day around lunch also on the website. Sometimes there is sales pitching on the Thursday and Saturday but you dont have to buy. The Thurday people start arriving between 5 and 530 for networking and at 6 there is an earlys birds class, two to choose from, or you can choose to continue networking. The class ends about 630 and the main meeting starts at 7 and goes until 9. See you soon, tell all your investor friends!

I feel confident I could execute a deal if I could find one. I just can't. Im looking in Desoto county in Southaven, MS area which borders Memphis, Tn. I have looked on all the sites like the mls, realtor.com, trulia, zillow, listability, listsource. and some more. I don't have much startup money to pay for subscriptions so I cant afford the listability and listsource. Are there any others? What am I missing? I went driving for dollars and made calls to no avil. I need help. I want to stay local, I could also do Hot Springs, Ar. I just prefer my first few to be where I live. PLEASE HELP!
