Hi there - I have a duplex that is on single water and electric/gas meter.  Im planning to start rentals in the next month and use RUBS for utility billing.  Does anyone have a spreadsheet that calculates water and electric/gas usage that they could share?  Id love to use SF and # occupants to determine the electricity/gas portion.  Really appreciate the help!!!

Hi Vinnia,

I have a duplex rental on E Powell corner of 6th that I bought 2 yrs ago.  The neighborhood has noticeably improved in that time.  The house next door that needed work sold for 50k a year ago they fixed it and flipped it for 267k. Values are coming up and once covid is behind us I see the Haynies Corner area homes just going up in value as the houses are fixed up one by one the desirable area is expanding out. Solid investment.

I second the Evansville Indiana suggestion.  I moved here 3 years ago from Boston for a job.  I could no longer afford anything in the Northeast but have bought 4 properties in the last 3 years in Evansville downtown.  There is a revitalization ongoing but you can still find real estate in the lovely downtown area that is very affordable if you want to put some work into rehab.

Thanks all for your feedback. She eventually paid last month (thru venmo) without contacting me.  Now this month same thing and she hasn't paid yet (16th of May.)  

Thank you Calvin. I am local.  I will try that this weekend.  I have a feeling that she has gone to stay with her boyfriend as she has not been home in 2 weeks.  I have been lenient with her in the past as she is frequently late with rent and I typically waive late fees.

I have rental properties in Indiana. I have a tenant who has not paid rent for April and is not responding to any communications. The other tenant in the building says she hasn't seen her in a couple of weeks.   My question is regarding late rents during COVID-19?  What is the recourse if I cannot threaten eviction and how long does that last if I don't hear from her and I cannot start any proceedings.  Does she still owe me the rent? What about late fees?   I still have mortgage and taxes due this month.  Also I did look into my options and my mortgage company is offering a deferral for 3 months that will continue to accrue interest and then on August 1 the entire amount (4 months mortgage) will be due.   Thanks for any advice!
