Hi All

Hopefully I can get some guidance and experience.

I'm a seasoned real estate broker/ investor but new to wholesaling business (interest in Probates) 

I have reviewed some court filings for the current month. 

1) Is the current month the best source or older months where the files are further along in the process?

2) If I speak to an administrator and they agree to a cash deal can they enter into a contract or do they have to wait for the probate process to finish?

3) At what point does the administrator have legal authority to sign a contract and deed for closing?

4) Is there a strongly recommended mentor or investor book that is the "Real Deal" in learning the business?
