@Mac Caspersen I should mention that I’m not interested in real estate agent positions.

What are some of the respected real estate investment companies in and around Atlanta, GA? I’d like to find a position at one of these companies so I can start to learn the industry. I’m happy to look at companies of any size.

I came across BiggerPockets about a year ago, and since then I have consumed multiple episodes of the podcast per day, and I have read a few of the BP books. In short, I’m extremely interested in the space, and I want to get involved. I will start investing on my own after the move, and I figured if I can find a real-estate career during my job search, all the better!

I plan on doing buy and hold real estate of SFRs and small multifamilies, so a firm that specialized in that would be great. Honestly, anything in the industry would be a fantastic first step, whether it be flipping or wholesaling or large multi-family - it’s all interesting to me.

A little about my career to date: I currently own a successful small business in Hawaii which helped me develop a strong entrepreneurial mindset; I’ll continue running that cash-flowing business remotely after I move. Before that I’ve been in business strategy and technology consulting for about 6 years, where I developed my professional skills, analytical capabilities, and ability to present and network with executives.

@Teri S. That’s a good point. In honesty, I don’t know much about Colorado, I just assumed it would be easier to find a good-paying corporate gig in Denver. Do you have recommendations of cities I could look into with good employment opportunities?

@Craig Curelop Thanks Craig - glad to hear there is opportunity.

I’m interested in small multi-family or SFRs for buy and hold. I’d like something I can renovate to add some value to. I’d be interested in a small multi-family to house hack for a first investment, but the Mrs. would be interested in something with privacy, such as a side by side duplex with a yard.

Alright, I have a really foolish notion in my head that Colorado is saturated with investors more than other cities of a similar size and makeup. For some reason I got it in my head that because BiggerPockets is headquartered in Colorado, that the state must be teeming with investors that “got in early” and have connections to the BP team, and then proselyted to their friends.

The other side of my brain tells me “that’s crazy, BP is known by investors everywhere, so why should just Colorado be more saturated? Denver is a big market with a similar proportion of opportunities to investors as other big markets” and etc.

So, Colorado and Denver folks, what's your opinion on the matter? I am considering moving to Denver or Colorado Springs area, but I don't want to hurt my REI prospects in doing so.

@Eric Fernwood Thank you so much for this thoughtful and thorough response. Your perspective is a great lens to look at my prospective markets through, and I’m going to research and consider each of the variables you described for the markets I’m considering.

Though I have appreciated everyone’s assessment of their markets, I am especially grateful for the framework you’ve described. It helps me learn how to think critically about market conditions and forces. If you’re amenable to it, I may be in touch with future questions as I apply this framework to a couple areas I’m considering moving to.

@Melanie Johnston Thanks for the insight Melanie! My wife and I think we’d really enjoy northern Arizona (e.g., Flagstaff), do you have an opinion on how things are up there? Of course, I’ll be looking for a good W2, which may lead me closer to Scottsdale/Phoenix - either way we love Arizona.

Also, love to see that you are from Kahaluu - I live in Kahaluu and my wife teaches at Ahuimanu!

@Frank Geiger I’m sure I’ll think that when I leave - definitely got to enjoy it while I’m here. I own a food truck called Mack’s Handcrafted Soda and Pops - we make lots of tasty drinks in sort of a food truck food court. It’s been a fun business to start and run!

@Brad McBride Good to know! Salt Lake is in my short list of places I’d like to live. Of course, this doesn’t rule it out, but is great information.

Out of curiosity, what metric(s) indicate that it’s overpriced in your opinion? Is it just hard to find deals?
