Hey friends, I’m now under contract for a property that we intend to build on. Exciting, and scary. Property and location are amazing/beautiful. Have a few days left for inspection. There is seasonal ground water at 26 inches. There is power, a shop, and a good well. No septic or house site yet. Site eval compete. Approved septic permit for 3 bed\2500sqft septic. Approved for stem wall crawl space house at 2500sqft.

Please see attachments with septic and test hole information.
Soil type is C1 (sandy,clay,loam).

Septic system could be more complex (cap and fill). Got quotes around $25k, which is $5-10k above normal price for gravity system in our area.

How would this impact the foundation construction? Don’t have quotes.

Would you buy this property if it was a good price in a desirable location? Thank you!
