The best way to get leads from giveaways is to tap into someone else's audience rather than just relying on your own. Reach out to some popular travel accounts with more followers to partner up for things like that. More traffic to your page is a bonus there. Just make sure to vet them and make sure the followers are real.

Check out Dustin Baker he makes some incredible content about this and runs a company/mastermind group that teaches this at a high level

AIRDNA Rentalizer and Awaning Airbnb estimator to start but reach out to a local STR investor agent to have them set up you up with a search and to get market insights. I know apart from the short-term shop that Tyler Coon is a decent one

Hilton Head is fantastic, I used to live there. You aren't going to find anything for under 200k, that's worth owning at least

Coming from someone born and raised in the Carolinas and who works full-time in the Smokie Mountain market as an agent/investor you won't really be able to find anything worth owning in those primary markets. 

My advice is to look at secondary markets and find a unique property that can become the destination rather than buying in a hot destination and hoping to get a slice of the pie that everyone else is competing for with higher budgets. Smaller coastal or mountain towns for STRs or the Greenville/Spartanburg area for LTRs/MTRs.
