Post: SFH neighbors lowering the appearance of neighborhood

I've known home sellers to clean up neighbors front yards to help sell their property. One I remember had her gardener maintain the yards next to and across the street form her home while her house was on the market. I'm wondering if your seller did something similar and maybe they way it looks now is how they typically maintain the property?

I decided to get my license after having some bad experiences with agents and also, maybe mostly, because I tend to want to do things myself. I really hated calling an agent to show me a property then have them calling me non stop with another one they found "that would be perfect" when they really didn't understand what I was looking for. Not that it was complicated, but although they asked they never seemed to get it or remember. 

Getting your license can be expensive, but there are some brokers that do not require a monthly fee to hang your license. I researched until I found one. They are out there. The only broker expense I have is if I close a transaction and the fee is $495 plus $135 for E&O. They have no minimum requirements.

You're not too far from me. I'm in the East Bay and work often down in the Peninsula area. Mountain View being my home town I'm very familiar with that area. Curious if you're looking to invest locally or outside the area? Let me know if I can help you. I'm a new agent, but not new to real estate. Love learning new stuff every day and with the lower expenses of the broker I have I'm happy to give back some of the commission for the experience.

Among my friends and family I have several people interested in investing in real estate with me. Most just want to invest the $ and be hands off, which I would prefer. My question is.. now what? How is this partnership created and legally documented? It makes sense to me to do it before the property is found since I want the ability to move quickly. So what exactly are we creating with this partnership?

How do you decide what the return for investment will be or % of the profit for the amount invested? I know it can be anything you agree upon...but I'd like to see how others have done it from start to finish.

Can anyone walk me through your process and investor agreements for both flips and buy and holds? Would love to see your contracts too if you don't mind sharing.

I have a contractor I use in Livermore who handles all kinds of jobs, big and small, for me. Sometimes I have to wait until he's available to get things done, but it's always been worth it. I'll message you his contact info.

I'm trying to find the most cost effective route to go. I'm not planning to join to be a "realtor", just looking for mls access. Other than paying the mls access fees is there another way to gain access? do some brokers include access to mls (and lockbox keys) as part of the package, or is it always up to the individual agent to buy their own access? I've been researching brokers to hang my CA license. 

What I'm hoping to find is a low to no cost broker to hang my license, get mls access, ekey, and ideally a broker who will allow me to do property management (I would expect to pay some for this part of course). If I can't find the property management part I still want the others mainly for mls access in search of another buy and hold... and possibly working as an agent for friends and family. 

I've been managing my own properties since 2006 and often have friends and friends of friends send people to me for advice on getting their homes rented. I don't mind helping, but now that I've passed my RE exam I'd much prefer to help them and be compensated. 

I can't seem to find what I'm looking for in a broker so I'm going to put this out there here on BP.

Are there any CA brokers here on BP that would consider letting me hang my license with them? Let me know!  I realize my alternative is to wait the time and site for the broker exam, which I will do if necessary.
