Thanks for the info . If it is 8% for Dscr, it is still cheaper than what my lender is quoting for short-term(10.99 & 1 origination fee).

I missed couple of cost in my earlier calculations 
- double closing costs to wholesaler
- any repair cost to increase the value of the house

Can you please elaborate more ? Certainly- buying is the crux of the game. My thought is buying a 250k worth property for 150-175k price range through wholesale . So when I refinance, I’ve some equity. The challenge is market is going down so when I refinance , I could potentially lose the equity

10.99% with only 1 point at 85% LTV is not a bad deal right now in this day and age for a bridge loan. If you're doing a longer-term loan, you can certainly do better, but for a short-term bridge, that's not bad.

Thanks. What would be the terms for long-term loan with hard money lenders ?

i’m considering this strategy to increase my real estate portfolio


1. - Looking to buy properties from wholesale sellers 

2: - Use hard money to buy SFR/townhome and I'm looking to put 15%. The hard money lender is offering 10.99% with 1 origination point


3. - refinance in 6 months

4. Rent for positive cash flow

I’ve never done this strategy before . I would appreciate what are some of the hidden challenges and land mines I should be aware in this strategy

- Will lenders allows if I loan $ from my personal 401k (not self-directed ) for an investment condo 

- is it good strategy as rate is pretty high as well (7%), or should I just wait to save more money?

I never bought a condo. I'm looking to buy a AIRBNB condo, and convert to a regular investment condo. Any suggestions how to evaluate the condo?

I would say it's more a returning to realistic. Buy low sell high isn't it?

That being said, Phoenix is in high demand and will be for the foreseeable years. Thank you California :)

Also, the infrastructure, apartments and businesses here now, make it a different environment then 2008.

It is competitive, so I wouldn't buy now unless you have a clear plan.


 Thanks, Chris. Please check this website https://www.movoto.com/phoenix... 5 years ago, tempe median price is 330k. In this down economy, it has gone down to 380k (after reaching 520k in the last couple of years). I'm wondering if it will go less than 330k by end of this year. 

In that case, my downpayment will become useless if it is going to go down further.

I have seen a lot of lenders that I partner with start to cut back on LTV in certain areas due to declining markets and this area being one of them. like @Sean Bozigian mentioned, if you plan to hold these properties this could be a really good time to buy. It seems like the inventory is super low though, so I would imagine its hard to find deals in that area. I think if you can find the right deal at below market price, it could be worth investing. A client of mine owns a few STRs in the Pheonix area and they bring in great revenue.

Thanks for the feedback, JB and Sean. A lender quoted me this week that he needs 75% LTV. Can you suggest me few reliable investors who are willing to cut back?

i agree inventory is very less.  I was planning on seller-financing. So trying to find off-market websites in phoenix.

Thanks for the tip. I'm trying to find seller-financing condos/sfh in phoenix in zillow/redfin, but there are barely 4-5 options for the last couple of weeks. Is there a reliable website where we can find them?
