Hi BP, does anyone have a flooring contractor they would recommend in Denver? I want to install laminate flooring in a property without additional scope of work, so hoping to find a specialist with fair prices. Thanks!

Thanks for all the great insight @Stetson Miller @Cliff Terry @Peter Davis @Alvin Taveras! One of my main concerns with Cape Coral and Port Charlotte is overbuilding. Do any of you foresee price deflation because an oversaturated rental market with all the new construction going on, or do you think that rental demand will keep up with increased inventory?

Hi BP, I'm a newish Denver-based investor, working on my first out-of state purchase, and I'm fairly certain Charlotte is the place I want to be. I'd like to connect with other investors there and get some local insight into opportunities in Charlotte itself vs. Statesville, Salisbury, Gastonia, and any others you think I should check out. Looking to start with a SFR or duplex to add to my long-term, buy-and-hold portfolio. Thanks!

Hi BP, I'm a newish investor looking for my first out-of state investment, and I'm exploring SW Florida markets including Cape Coral, Port Charlotte/North Port, and St. Petersburg. Would appreciate any insight from other investors about why you choose a particular market and how it's going for you there. Thanks!

I came across this data-driven site and curious if any investors out there have used it to research markets or purchase properties. The analytics features look interesting.

@Michael Hasegawa Can you elaborate on the tax differences for in-state vs. out-of-state investors in Indy? Is this determined by a formula? Thank you!
