I thought maybe it would depend on certain situations.

To Michael, i did the research within the complex, with similar characteristics. I did show him the comparables. I also looked at the assessor's data. Compared to others, the one i was interested in didn't have any upgrades in the kitchen and the bathroom. He basically is asking same price as an upgraded version. I am not familiar with wholesale and retail price yet. I apologize. 

The owner bought the property at a higher value in '05 and just wants to make up for it. To me it just seems to be a really good rental investment. Which is why i have hesitations.

i do need your opinions for property investment.

location seems to be important, i found this condo close to shopping mall and grocery store and university. but what if you find out that the seller's price seems to be beyond market value and the owner is just stubborn would you still consider buying it?

how important is market value ? do we need to bother with it when looking at properties? thank you in advance for your insights.

Wanting to have financial freedom through real estate to fullfill an expensive hobby which is traveling.

Silly question: How to trust investors, agents, or anyone who could potentially "steal" from you? 

It seems difficult in general to trust someone. But when it involves money how, who or what to look for in order to build and maintain trust. I haven't checked if there were videos or forums about this yet, so i apologize if this sounds repetitive. 

I was hoping to start investing with little (10k-30k) or no money. But how to start, which sources to trust?

This website seems overwhelming with info but i hope to thrive through it.
