Has anyone ever actually moved out of state to invest in real estate? I hear more about long distance REI but has anyone actually packed up and made a move?? Seems risky but I could be wrong...

I'm having the same problem with the capitalization.  I thought it was just my phone!  Hopefully a fix is in the works soon.

Hey all!  A thought popped in my head.  Move out of state to house hack a property because the current city I'm in (Denver) is slim pickings.  Texas or Florida come to mind because I could take advantage of the veteran property tax benefits and also the likelihood of obtaining a multi unit property would be much easier to get into.  It is a sacrifice to get started in real estate investing but I am curious to know if any investors out there have solely made an out of state move to house hack or just REI in general.  Thanks for reading and any advice is appreciated.

If you wanted to owner occupy a property, and you didn't want to buy from the MLS, could you market to sellers with marketing messages that say you would like to purchase their property in order to live in?

Example:  "My wife and I are looking for a property to live in and we really would like to speak with you if you are interested in selling"

Something like that on a postcard.  Does this type of messaging violate any marketing laws?

Hello all,

I recently just started a new job and I am currently renting. We would like to start looking to buy a house within the next year so my question is, will I be approved for a loan even if I don't meet the 2 year job requirement? Are there lenders who approve on one year history? I plan on getting a VA loan but I am still on the fence about using VA or FHA. Willing to hear some good advice. Thanks in advance!

I'd say do your research on how the title process will work before you purchase on civic source. I know an investor who can't get out of a property because the title company will not write title insurance for what the property would be worth full market value. Apparently First American isn't the title company who is writing the policies on top of it. I'd like to hear any successes if there are any.

Hello BP,

I am interested to know how agents/investors handle a question about disclosing seller's purchase price to potential buyers, particularly with short flips. I know an investor who buys cash for houses and then places it on the MLS the next day. Are agents required to disclose the seller's purchase price to other agents who ask, or would you as seller's representation be required to not disclose?

Also how does an owner/agent listing their own property handle this situation?  Thanks for reading!
