Really interesting conversation. As a realtor, I watch my local market like a hawk. As an economist, I pay attention to the macroeconomic trends. As an international relations expert, I also pay attention to how the rest of the world is handling the pandemic (from a perspective of health, economy, etc.) Putting all of that together leads me to believe that it is WAY too early to tell because all the dust hasn't begun to settle. What's more, we see black swans pop up often - for example, the University of CA system just announced that it will continue online learning in the fall. Not sure if anyone has predicted that AND what's to follow? From the data we have now, I believe that (most) of the market will be rebound / increase in Q 3 & 4 (some markets, like most of ours) haven't slowed in Q2 either. BUT, who knows how that could change with any potential black swan emergence.

What's the zoning & the property use? Can you legally rehab it into a triplex? That might be your best exit strategy.

There are also so many reasons to invest in South Florida. While more expensive, the appreciation potential is greater = this is where the jobs, more expensive rents & fun activities are. We are also heavily influenced by international events (including how other countries are handling this pandemic) and & world economy (watch out for more capital flight from Latin America after the COVID dust settles). We are also going to continue to see lots of Northern Eastern folk either buy here (many New Yorkers came down, haven't gone back & will continue to buy). Last and not least, with historically cheap credit, our prices (Miami-Dade overall and many of its municipalities) have gone up year over year (despite the pandemic). We also have little known, yet, very important high number of entrepreneurs (see Kauffman Foundation studies) & arguably have fared better than other similarly dense parts of the country. No one knows if that's due to (1) relatively early lockdown (as a former firefighter, our mayor understood the threat early & closed everything earlier than authorities in other jurisdictions); OR (2) the warm, sunny & hot weather, which kills other viruses and is being studied as an impediment to COVID. No one really knows what's gonna happen is six months - too many known knowns to analyze and too many black swans. What's known is that Miami market is doing well and if a seller needs to sell (yes, people are still experiencing life events motivating them to sell), a buyer can do well right now with much less competition and inexpensive credit. my kind of discussion :) How do you all think co-working spaces (where people can gather for office meetings) will fare? Could this potential move away from large corporate office space save companies like WeWork?

If you haven't decided yet, feel free to connect. I, too, got a degree in economics (from UF- GO GATORS). My experience with KW has been great - I've grown with the company. Lots of other companies use KW training as the basis for theirs. Of course, every office is a franchise so individual experiences differ - yet, KW offers A LOT more cutting edge training, tech & client care that other companies are just now starting to chase. Last (and surely understandable to any astute econ student!) KW is not publicly traded = your training, resource & livelihood is not as depended on the stock market as it is with a publicly traded company. Whatever you choose, like anything in life, you get out what you put in, so work hard & you'll make the best of it. And, I am happy to answer any questions.

Illegal work is very common here... I once sold a triplex that operated as a 6 unit building....  It went to a cash buyer AND those properties will cost less than if you were going to buy their legal substitute. How long have you been looking? Inventory dropped across the board (locations & property types) year-over-year last month (April 2020 vs. April 2019).
