I have a property manager and he takes care of background and credit check and select tenants as well. Address is 8120 Sycamore Brook Dr. 76123. Not a singld tenant has paid in full. This is my 3rd tenant and last two tenants were from propery manager and I had to evict all three tenants in last three years. 

Thank you so much for your response. The area is in 76123 zip code and the rent is for 2200 for 3 bed, 2bath whereas the average rent I see in that area is 1900-2300 for 3-4 bedroom.(again as shown in Zillow). I had 3 tenant so far and nobody had stayed for full term so far. I had to evict them or ask them to leave before eviction. And once its back in the market, it takes 1-2 month atleast to get new tenant. I think its the area. I hear that people can hear gun shooting and all in that area.  I dont know if thats the reason or if there is other reason as well.Its my first time buying house and renting out as I had to move to different state. I didnt know even to evict I have to pay money out of my pocket just to make the house empty and not even a chance of getting my owed rent back.

Even if I lower the rent which I am willing to, problem is not getting good tenant.  Yes, like you said its short term cash issue but Its getting really frustrating that I cannot get any good tenant who pays on time.

I have house thats on rent in Fortworth and living in other state. I could never get good tenant or sometimes no tenant for months even after having the property management company.   Most of the times, I am having to pay my own rent where I am leaving and even cover the mortgage of the house. My job and situation is changed now and can no longer pay the mortgage. The price of my house has significatnly reduced also.I bought house in 320k and Redfin/Zillow shows 250-270k whereas I still owe 285k. So, I cannot even get good price while selling. I am not even looking for profit anymore just that I wont owe any money and wont affect my credit.  Please give me the solution in for my situation or place where I could contact.

I live in South Carolina, and I have a rental property in Texas. I have a tenant who is a nurse with a decent income. She normally pays rent on time except for the last couple of months when she paid a few days late with late fees.  It's her 7th month running for a 1-year lease contract. However, she asked me if I accept the rent assistance. Also, the church called and left me a message if I was willing to sign the 1099. I have no clue about these matters. I told my tenant that the contract is between us and as long as she pays rent on time through charity or on her own, I don't mind but I do not want to be involved with a third party. So, my question is if there is any benefit or negative impact on me as a landlord to get rent on time, or during tax filing or renewing the lease? Should I go for it? Is it a choice  I can make or there is any law that I must accept regardless of benefit or not? Please suggest me. Thank you in advance.

I posted last time also about my tenant who was not paying rent and asking if  I could send it to the collection agency. I asked her to vacant my house before I file for eviction. She emptied my house with an outstanding rent of roughly 5k.  I don't live in Texas, but I went last month to check my property and found some of her mail where there were other outstanding bills and even an arrest warrant ( for not paying tickets I guess). So, I see a very slim chance of getting my money back. 
How can I get that money back?
I want to send it to the collection agency if that's possible. I tried to look for it and contacted a few but didn't get any response back. I would appreciate it if I could get any suggestions.

I have a house in Texas and had to move to Michigan temporily for work purpose. I made a wrong decision of renting my house to a known person rather than going professionally with agency. 
Long story short, my tenant owes me 2 months rent and I have asked her to move out before her lease ends if she fails to pay the rent withinh certain date. So, as of now my understanding is she is moving out without having to file eviction. But, how can I collect my outstanding balance. How many days should I give her before sending it to the collection or if I can even send it to the collection? 
If so what is the procedure? If she says she wants to come up with payment plan, can I do that. What determines to send or not to send to collectiom agency?

Please help.
