I have some terrible renters that their lease is finally near expiring.  They are also 2.5 months behind on their rent.  They were on a payment plan but have recently stopped payment, gone no communication and telling neighbors they plan on squatting thru December due to CDC guidelines.  I have sent them Pay or quit as well as notice of non renewal that leases ends 9-26.  There has been reports of drug use and they have a bunch of pets that were not agreed to on lease.  What are my options and chances that I can get eviction enforced?
