I'm happy to be part of this community. I'm fired up to learn more about real estate investing. I launched a business in May of 2025 managing short-term and mid-term rentals in Hampton Roads, Virginia. For me, It’s more than managing properties, it’s a personal balance of fun, precision, and heartfelt dedication. With over 16 years in customer service and a love for leaving people with a smile, I’ve learned that excellence lives in the details, and relationships are built on trust.

I started Notch'd In because the vacation rental space encompasses a lot of what I'm passionate about. This includes interior decor, laser focus on achieving perfection and problem solving. But the best part of all is watching people in awe of the immense effort I've put into creating something special. A vacation home might be someone's retirement plan one day or a tool for building generational wealth. Either way, it deserves more than cookie-cutter service.

Being a wife and stay-at-home mom of three, I understand the constant balancing act of managing priorities while still wanting things done right. That’s why I connect so well with many homeowners, because I know what it feels like to need someone you can trust to handle the details.

As a perfectionist native who’s intimately familiar with the Hampton Roads coastal region, I’m here to provide high-level execution that can be trusted. I help busy professionals in Hampton Roads turn vacation homes into hands-free, income-generating rentals. I manage Airbnb, VRBO, and mid-term rentals, handling listings, pricing, guest communication, and 5-star experiences. With local market expertise, I protect properties, maximize bookings, and turn rentals into stress-free, revenue-generating assets for owners.

What made you interested in investing in this type of deal?

I’ve always been drawn to real estate as a way to build generational wealth. I love helping busy professionals turn their vacation homes into stress-free, income-generating properties. Basically, I get to help owners make money while I handle the messy stuff and I thrive on the details and the challenge of solving problems along the way.

How did you find this deal and how did you negotiate it?

My first investment began after I shared the launch of my company on social media. An old friend who owns four investment properties reached out with interest. We talked through her needs, I presented my pricing, and she agreed right away. It was less about back-and-forth negotiation and more about being clear, confident, and making sure the value was obvious. Sometimes the best deals come from simply putting yourself out there.

How did you finance this deal?

How did you add value to the deal?

I added value by turning my client’s property into a fully ready, income-generating rental without them having to lift a finger. I met with the property inspector to ensure compliance, coordinated photography and handyman services, and organized every space so it was guest-ready. I placed clear instructions and signage throughout the home, advised on must-have amenities, and suggested décor that appeals to this type of rental. On top of that, I handle pricing optimization & guest communication.

What was the outcome?

The outcome was exactly what my client was hoping for and then some. Their property is currently rented, completely stress-free, and positioned to earn consistent revenue without them having to manage the day-to-day details. They’ve got peace of mind knowing everything from guest experience to compliance and maintenance is handled, and I get to do what I love: solving problems, optimizing the property, and making hosting effortless.

Lessons learned? Challenges?

One challenge was finding creative ways to get my client more responsive and aware of the consequences of missed processes. The lesson I learned is that clear communication, setting expectations early, and framing everything around results, like lost revenue or guest experience, makes a huge difference. It reinforced that being proactive, detail-oriented, and solution-focused isn’t just helpful, it’s essential for keeping properties running smoothly and owners stress-free.
