Hi, I’m looking for an agent in Raleigh NC and surrounding areas who has experience working with out of state investors. Any recommendations would be great. Thanks!

Post: Strategies for house hacking multifamily commercial real estate

I have an 8 unit multifamily commercial building that is made up of 4 residential units that sit on top of 4 retail units. One of the units is for moderate income which I was thinking of living in and managing the other 7 units.

Is it possible to house hack a commercial property like this and if so what would be a good strategy to do this?

How would financing work on something like this?

Quote from @Danielle Wolter:

I've been investing out of state for several years now. Most of my properties are great. However, I have one that I bought in a bad area (crime, etc). I've tried to get rid of it, but have not been able to sell it for my life. I've been shouldering the payments for over 2 years now and can no longer afford it.  I've been in touch with several wholesalers and it always end with them deciding not to move forward with it.

Any suggestions for getting rid of this property? If I can't sell soon, I'm just going to have to let it foreclose with will really hinder any further investing I do in the future. (FYI I own 11 other properties in the same part of the country). Thanks!

Post: Should I do this course? (Dollinger Master of Real Estate Development at USC)

Hi all, Im just starting out in real estate. I'm currently a personal trainer and one of my clients has told me about a 1 year real estate masters degree at USC (it cost $75,000 without scholarship or finical aid). I have a Bachelor of Science degree in Sport and Exercise Science. Im wondering what people think about taking this real estate course and if you think it would be beneficial and worth the money?

Im hoping this course will allow me to get a position at a good firm after I graduate. Can someone please help me by telling me if this is a good idea or if there are cheaper/easier options?

Thanks

p.s. this is the link to the USC master program
