Good morning team, I hope all is well at your end. I am looking for an accountant that understands REI. I am a relatively new investor but, I understand the benefits and importance of having a good accountant early on (thanks Bigger Pockets podcast). Thanks!

Hi Bigger Pockets Community,
I am super excited to finally join Bigger Pockets. I have been a real estate investor for 8 years and have worked in the private lending space for over 5 years. I LOVE real estate, and how it has changed my family's life. It is so fun to bring my kids out to one of our rental properties and explain to them how rental income works and that someday these properties will be theirs. My husband and I bought our first rental property back in 2015 while he was actively serving in the Navy. Since then we have added 7 more properties to our portfolio. We usually buy 3 bed 2 bath homes that are rent-ready in good school districts. In 2018, I began working as the SVP of Operations for a Mortgage Broker that focuses on Investment Property Loans from the Top Private Lenders. I have been with the same company for over 5 years now managing a team of incredible loan processors. I have learned so much from all the real estate investors that I have worked with and I look forward to being able to share my personal and professional knowledge with this community!
Welcome to this great community Ms Sarah. For me, as a novice REI, Bigger Pockets is my one stop shop for all my REI needs. All the best!

Team, I bought a property that sits on 2.19 acres of land. The house, a long term rental, sits on one end which leaves most of the land ripe for development. I would like to build five 600 sqft 1BR 1 Bath rentals and list for the traveling nurse program. The property is zoned F101 Rural. I figure I will need vic $750K to get this done. I care more about long term appreciation than short term gains. Any advice on how to get this project funded will be greatly appreciated. Also, if you think I should take a different route as to developing the land, your thoughts will be appreciated as well. Thanks!

Post: Rehab Loan Programs

Team, I will be closing on a property next week. The property needs about $30K in rehab. I am a contractor with 12 years of experience doing flips and rehabs. Well, three weeks ago, while on a job, my tool truck was stolen and to my surprise, it was NOT insured. Anyway, I had $30K set aside for the rehab but, I had to use half of it to replace the trailer and all the tools. Now, I am short and need a short-term loan for $50K. Are there any programs that can help? Thanks!

Team, God willing, I will be closing on a property next week. I am thinking about Section 8 as a course of action. Any experiences or advice on taking the Section 8 route? Thanks
