I see that back in 2019 you mentioned bluehammer. Is that still an option with propstream. I looking at my options but I think bluehammer would help my decision making.

Sorry for the delay. Yes, you have to name someone that lives in the area. Either that or you have to. It's an annoying thing to deal with but I understand it. Plus Delaware is an extremely tenant friendly state. If there is a loophole and I find out, I will let you know. Honestly, they really just need someone on file that lives in the area. If you don't have anyone you trust, you'll have to go the property management route. Which means, it will cut into your profits. Something none of us wants.  

Just a side note, this may only be required for businesses to operate in the state and to get section 8.

I hope this question is allowed on this forum. I purchased a Duplex in Wilmington, DE. It is a rather big house but only has a single meter. I'm looking to get a submeter or a method of identifying how much water is being used by each unit. I guess my question is, do any of you know someone in the area who could do the submeter or if anyone has tips on calculating the usage?

Hello Alexander, The Rental has a walkway from the front that leads to the back yard. The house also has 3 doors in the back (Two for the top tenant and one for the bottom). I guess four if you count the basement. All lead to the back yard which is pretty much open space. I like the idea of the split backyard but my wife like giving access to the bottom tenant because the top tenant has more space (a whole floor). 

Hello All, 

I recently purchased a large 2 family home. This is my first multi-family unit. I've never had to worry about two families occupying the same space. Can anyone give me advice on:

How do I decide who can use the back yard when both have access? 

How to handle noise complaints and what stipulations should I put in the lease?

Snow clean up? 

Anything else I'm ignorant to.


Any help would be appreciated.

Good Afternoon Philip, 

I'm not sure about the yearly inspection. If the tenant is on section 8, the house will get inspected yearly. This is how they ensure the house is up to code. On the other hand, I've never heard of yearly inspections for Standard leases unless the owner/landlord prefers it. It's definitely good practice to go to or have someone else go to the house periodically to at least check on your investment because some people won't report all issues. 

As far as the property manager question, it is definitely true. If you do not have a residential address in Delaware or very close to the city of Wilmington, they will make you get a property manager. They also will confirm the person you listed in fact lives in the area in case something happens. This is required to obtain a business license. Just make sure you get your license at the beginning of the year. if you get it at the end, they will charge you the full price, even if there's only a few days left in the year. Let me know if you have any other questions, hopefully I can help
