I find a Wholesale Deal. it's On Market Property. Seller Represented by Agent. I'm Planning to get into the Deal, Wholesale it to Someone else. to Check the Water I Posted it on Local Facebook Group I got So Many Responses, I don't have any Personal Relationships to these Cash Buyers all of them asking for the Property Address. my Questions How do i Assign my Contract to Someone else do i need to Consult the Attorney to Prepare the Paperwork? How do i Work with the Buyer do I Negotiate my Price( Asking Price + my Wholesale) & get Signed? Please Advice

Cap Rate is Only Considered for 5+ Units, for 1-4 we do Comparables(Similar Properties in Neighborhood same Size, Features). Cap rate is Calculated to get the Market Value of the Property. Cash on Cash Return Calculated to Get the Initial Return on your Cash Investment
