@Matthew Handwork Thank you for sharing that. The inspector didn't report anything, but that doesn't mean there isn't a problem. I'll keep an eye out for it.

@Account Closed Thank you! I plan on painting and maybe pulling up the carpeting and putting in LVP, as well as a few small needed repairs (broken window, dripping showerhead, etc.). It also needs a new roof, so that will be the one big thing I'll be changing. 


I will look into the sub metering or adding a second meter- right now, the cost is split evenly between the two units for gas but it would be better to charge actual amounts.

It turns a profit on paper after the fist year (because of the needed repairs) but I'm still nervous because it is only my second property and my first duplex. Hopefully I've accounted for everything!

@J. Daniel Glagola I added a 10% management fee to the analysis. I will be managing it by myself to start, but like you said, it is a good idea to see what it looks like with a fee added in and there will come a time when I will have to hand over landlord duties to someone else. Thank you.

The gas isn't separately metered, but the previous owner has been splitting the bill between the two units and everything is billed to the tenants.

The kitchen pictured is the downstairs one; all the pictures are of the downstairs unit. I will have the septic checked out. The basement is poured concrete.

@Jim K. It is a converted single family house. What kind of headaches should I be on the lookout for? (I'm a newbie, so thank you in advance for any advice and taking time to answer my questions.) Here is the Zillow listing, with most all of the pictures that I have.

This is a duplex in Youngwood, PA, a suburb of Pittsburgh, PA, that I have under contract for $80,000. It needs some work, including a new roof and a new window in the basement. It also can use some paint and flooring. I have some possible tenants interested in moving in already.

It comes with one long term tennant (22+ years!) and one empty unit, both of which rented for $550 each, which is slightly below market.

The upstairs occupied unit has 2 bedrooms, 1 bath and the downstairs unit has 2 bedrooms, 1.5 baths with the disadvantage of the shower being in the master bedroom.

How does it look? This is only my second investment property.
