For finding motivated sellers, I am doing a lot of phone calling, mostly on FSBO's. Anytime I drive by one I stop and call them on the spot if possible. I also use the newspaper and craigslist to my advantage and have a couple people looking out for me. The are some areas that appear to have potential for wholesaleing houses as well, and I have found a good site that reports pre-foreclosures and REO's. Lots and lots of calling and talking to people. As far as Alaska goes, I will try to get some pictures on here. My photos file sizes are larger then what is allowed, how can I set up a link for them? Thanks,

Well I live in Anchorage which is the biggest city up here, about 280,000 people and growing. Anchorage is in the south central region of the state which is one of the most moderate areas in terms of climate. Our summers our exceedingly beautiful and the winters are not that bad, not like up north. 60% of the population lives in south central Alaska so there are many investment oppotunities. Our economy is very strong and it certainly differs a bit from what its doing in the states. Our population just keeps growing by the year. I would like to start out investing here in REO's, foreclosures, and other situations with motivated sellers. I am looking forward to investing not only in AK but all over the country as soon as I can. I know with REI the skies the limit it just takes drive and motivation, both of which I have plenty of. Here are a couple formulas I use in my day to day success:
