There are prehung French doors available from the orange home store sized 56x96 that should get you pretty close. There will be touch ups though.

Are you looking to use a HML for a down payment on a conventional/FHA/or other type of standard loan?

The HML lender would want to be in first position on the deed in case you default which would cause an issue with the other lender since they'd want to be first.

I’ve never heard of that either. 1k might seem a little short to them. I usually do 2.5-5k in earnest money for cash buying. I’ve done 10k before but that wasn’t a foreclosure and just someone trying to get out of the house quick. Coupled that with 4 week close and got the deal.

It’s really blurry and hard to see. But made a few things out.

15k for a rental grade kitchen seems like a whole lot for a 1250sf house when wall finishing and flooring are different line items.

On some work I usually do something like your talking about. For instance in my area there’s a lot of older homes that need a new septic system. Or almost all of the chimneys have no cap so over the years the clay flue cracks and needs a liner. I can usually proceed with what I’m doing in the house without touching it. But can’t sell a house without a septic system and the chimney liners get picked up 75% of the time during buyer inspection.

I’ll be up front with them about getting paid at closing from the start and just schedule it around that time. It actually works out for the septic system if it gets installed after closing...don’t have to water the grass and the buyers won’t realize that.

The “d-box” is short for distribution box. A normal on-site wastewater treatment system or OWTS around my area is called an Eljen system and the d-box is located after the outlet of the septic tank and is where the branches of the leaching field start. Leaching field is the same as a drain field  

The water in is a pretty good indication of output though  

What about the designer though? They should also guarantee their work.

As an agent pull comps on both ends of rehab. Make a hypothetical budget to purchase a house and go take a look at some instead of just going by pictures.

Get an idea of what your budget would be and the kind of house and/or work needed to bring it to the targeted sales price.

Seems like the leaching field wasn’t designed right. Water table is too high maybe. A 1500 gallon tank should be plenty for 4 bedrooms. So should 1300 so I’m questioning why it was upgraded when it was installed. Maybe the perc test failed and they snuck it through. In Rhode Island a 4 bedroom septic tank is 1250 gallons for reference.

I’d contact who installed/designed the system a year ago. They should be responsible for any defects in design or installation. 

Have you had a flow test done at the d-box?

And like previously said definitely change all the fixtures to low flow though. Monthly savings. Or minimum check for leaky toilets.
