Yeah, I believe is a good strategy depending on the loan you're putting together. I've got a construction loan each time. Mod Building if done right cuts your carrying cost and your installation time making it more affordable. I have built a few modular single family homes in Virginia using different manufactures. The decision making process is in the front end of things but after the set becomes easier. I'm building 3 at the same time during this summer.   

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $615,000
Cash invested: $630,000
Sale price: $1,500,000

New Construction

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $450,000
Cash invested: $650,000
Sale price: $1,600,000

New construction of single family

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $450,000
Cash invested: $680,000
Sale price: $1,380,000

Bought a tear-down prop. Demo'd it and build a new 6,200 sq ft single fam. home (modular construction). Lived in it and sold it a few years later.

Don't keep your investment any longer after it matures.

I'd like to know the cost of building the townhome pad ready to set 8-10 new townhomes. I'd include:

Development and design.

Permits

Street and walks.

Driveways and foundations (for garage and house without basement)

Utilities stabs for sewer, water, gas, power, cable

 And any other factor I'm forgetting.
