@Andre Williams Depends on how much their owe on their mortgage. Several do a minimum 40% equity. Remember to target people with last market sale date of 3+ years - this number depends on how much the market grew but you are really trying to avoid cash buyers from the last couple months/years, they won’t want to see it :)

I am moving in 2 weeks from Nashville to Tampa Bay Area/Clearwater and wanted to get to know some investors in the area. I am in need of getting some good references for: investor savvy real estate agent, attorney, accountant, title company, general contractors, and property managers. I know that is a lot to ask but a reference for any of these would be very much appreciated.
