My apologies for not including the rate. It would be 5-6%
I approached the seller with the possibility of seller financing for the balance once the 10%  down payment is satisfied. The terms would be:

purchase price - 60K
Down payment - 10K
50k loan balance (amortization 30 years w/ balloon payment in 2 years)

Does that seem advantageous?

Thanks for the advise Yasser. I just spoke to my accountant and he said the same thing - Separate LLC's for each property asset.

Hey BP family,

I'm a newbie investor and plan to purchase my first investment property in the next couple of months. I've had a LLC for a number of years and was wondering if it would be prudent to purchase my investment properties under the LLC?
