Post: Help purchasing second house

Hi, so im looking into moving out of town an purchasing my second house an putting the one I own to rent.

Big question is my  wife wants to buy a new constructed house.

The preferred lender is giving us 1% towards down payment an builder is putting an extra 1k as incentives if we go through them.

The floor plan that we like is 170k an we are going conventional, since we already used fha. The lender said it will be around 8k in closing cost on top of my 5% down which is another 8k more or less.

I asked if they can through in some free upgrades an they said no to everything.

I also asked if they can put more towards closing cost but didn't give me a straight answer an sounded like a NO as well.

I have everthing in a roll credit score is 760, my dept ratio is low, I have a secure job as well, and have funds for a new house.

Should I hire a realtor to pressure them for upgrades or lower closing cost? Is best to just work with the builder straight to avoid buyer agent fees an maybe they will put more towards closing cost?

Is possible that there's some other lenders that have less charges or everthing is about the same out there right now?

Would it be best to buy used compared to new because we found another house with about the same square footage but its 2004.

Would it be best to do buisness without an agent an see if builder adds upgrades for free or pays more on closing cost since they won't have to pay for the buyers agent?

Is it best to buy used right now for example same square footage house for same price just that it was built on 2004?

Also is there some lenders out there that have less closing cost or everything is about the same right now in terms to closing cost?

Wooowww thanks Jarrod Weaver for reassuring myself that I have a gold mind on my hands. All I need to figure out is how to start taking advantage of this place! Is there any tips that you would recommend following here in laredo? I have a couple of plans on what I wanted to do, but I just can't put my foot down for sures. I was also trying to find mentors here in laredo, but I haven't had any luck. If you know of anyone that I can reach out to for genuine advice I would greatly appreciate it!

Hi there Jarrod Weaver thanks for taking a drive down here to laredo Texas and putting laredo out in bigger pockets! I'm a local here in laredo and would like to get started in investing in laredo's market. I would also like to start putting laredo on the spot here in bigger pocket to hopefully one day have an active bigger pockets community. I'm just having a hard time finding the right people to talk about investment properties and what to look down here. If you have any tips on how I can get started i would greatly appreciate it! Thanks in advance!

Hi there Ill start off by introducing myself and following with what Im looking to get out of this community. My name is Marco Garza Im currently attending School here in Laredo Tx, studying Buisness administration and will be finishing up in about a year or so. Im currently 23 years old and have a stable job and just invested some of the money i had saved up into logistics. The reason Im joining this community is because I want to start investing in properties here in Laredo Tx. I am seeing that this little city is rapidly growing and there is going to be many opportunities where i can grow out of. The problem Im facing is that I have no mentors or no where to look for someone to lead me in the right direction. My plan is to learn and establish myself in this city, and in the near future pass on my knowledge and see someone become just as successful as I want to become. The areas that interest me consist of flipping houses, and renting out property. I don't know much about the real estate area so please bare with me and  my questions. Any information is greatly appreciated and Im really looking forward to meeting really great people in this community. Thank you in advance!
