Most listings require POF letters. This is no problem when using traditional finance as they provide you one after you are pre-qualified.

However, I'm curious how y'all are getting POF for the HML, PML, or cash offers?

Secondly, are y'all writing all three of these offers as a cash offer or conventional financing?

Hey guys, thanks for the input! I believe a great investor could probably answer some key questions when it comes to their specific market. These key questions provide the foundation for their investment decisions. I considered the following as the some of the key questions:

1. What properties are in highest demand? (San Antonio TX : 3/2/2 1,500 - 2,000 sqft and priced between 150K to 200K)

2. Is the population growing or shrinking? (San Antonio is projected to grow consistently over next 10 years)

Keep in mind my perspective is from a residential real estate view. I know there is more key questions to understand. Thanks for adding a few more to the list.

I have tried various sizes of jpg files with no success. What is the secret to getting a profile successfully applied?

What do you think about using an appraisal from an attempted refinance? I read on a different post that appraisals when doing the BRRR strategy come back very conservative.

So, this could be efficient. Acquire a property. Do the value add. Refinance in 6 months. Use the appraisal to protest taxes.

BTW this is just a theory.

To the contrary I believe Texas is a great place to invest. Given you invest for cash flow and prefer a location with good job and population growth.

My question regarding taxes is an issue of becoming more efficient with investments. From my reading on BP. I maybe fortunate compared to property taxes in NJ or CA.

My experience with appraisal district is prior 2010. Most valuation were lower than FMV. However, recently in past 3 years or so. Appraisal district valuation is higher than FMV.

Example: I purchased a SFR in 2016. I purchased the home 208K. Appraisal had home valued at 230K. This was an easy fix when I shared the recent sale docs with appraisal district.

However they have not been receptive to my CMA on other properties. I know these properties are valued too high.
