Looking for a rental but markets are so hot. Especially the lower price point markets. Louisville, Memphis, Birmingham, etc.

any ideas about a best kept secret? Low price point, high cash flow, little competition?

Second property under contract yet I still

Have the same fear. I figure that’s probably normal. The cash flow is there based on my calculations but it would help to get y’all’s thoughts too who have owned multiple properties.

Property vacant but in need of no major repairs maybe 1500 worth

Built 1956

3 bed 1 bath 970 sq ft

rent range 725-775

C+ class area

I’m wanting to buy properties but have decided to go with 1960 or newer properties. I had a bad experience with my first property due to maintenance issues. The property was 1910 built. What is you guys take on buyer older investment rental properties? Will the maintenance associated eat up all the cash flow?
