Thanks everyone for the great advice! Regarding credit score, I already got an AMEX here in Europe a while back. I checked with them, and I can quickly switch to a US one to hit the ground running and build up my credit score.
I looked at the Shenandoah area, and it seemed pretty interesting! Jessie, if you're active in the area, let's connect

Quote from @Jessie Dillon:
if you're looking for high-cashflow areas, for LTRs, the midwest seems to be the place to be. but if you're doing MTR or STR strategies, the shenandoah area might be the next hot spot for mountainous STR markets. wholesaling is a ton of work up front & i feel like a smaller % of people succeed in it, vs the larger % of people who succeed with actually buying rental properties.
Thanks for your input, Jessie. That was my impression as well about wholesaling. I'll add those areas to the watchlist.
As a new immigrant, I am concerned about how quickly you can build your credit score to talk to lenders. How is the local lending environment in the area you suggested? Do they do DSCR loans on MTRs/STRs?
When I moved from Italy to Spain, I carried my credit history with me as the two countries have a very tight relationship and very similar systems. The US is much different in that sense.

Hey Joseph, thanks for your reply! We're not necessarily targeting LA (Venice in particular) as a market but as a place to live (the closest we can get to the Canaries regarding climate, walkability, etc).
We're open to the whole country when it comes down to investing. Regarding what we're looking for, cash flow is a must, as we want to match our W2s with rental income as quickly as possible. That's why we're particularly skewed toward STRs.
Appreciation for us has always been a byproduct of finding "distressed" sellers who sold at 20-30% below market price for no good reason other than rush, so that I would say is secondary π

Hello BP Community,
I've been following the social media channels closely and decided to hop on here and say hello ππ»
I'm Marco, and I'm 29; I was born in Italy, traveled the world with my wife for the last four years, and eventually settled in the Canary Islands for 1.5 years.
I hold a PhD in Electrical Engineering and have worked in tech for the last five years, which eventually granted me an NIW green card.
We (my wife and I) hold a $1.2M+ portfolio of 4 self-managed short-term rental properties (across the Canaries and Italy) and a long-term property in Rome, Italy, that we rent out to students. Thanks to this community, we made the last two deals on 0% interest seller financing.
We're coming to the US over the next few months, and I don't know where to start the RE journey on the other side of the firewall π We targeted LA as a candidate destination.
Do you guys suggest starting with wholesaling?
