Joe, Congrats on your progress so far. I own a portfolio of assets in Southern California and was successful with the BRRRR strategy until I reached 10 properties. It took nearly 15 years (primarily due to high values in SoCal) but once I got to 10 the cashflow snowball started to really crank. I stopped new investing from 2004-2008 and 2016-Present due to high values in SoCal. For me the tortoise approach (aka - slow and steady) has proven most effective. Beyond taking the $30K in 1031 and re-deploying into something near your other properties, I would take the long view. Hope this helps!
