Hi BP,

I'm just starting out on my path of becoming a REI. I recently read an article about BRRRR strategy by Alexander Felice (https://www.biggerpockets.com/renewsblog/work-with...), which was great, and am taking his advice about starting my connections before I have my deal under contract.

I'm look for a broker who has experience with what Alexander mentioned: Delayed refinancing with putting the rehab cost as "settlement cost" on the HUD.

I'm in the St. Pete/Clearwater area, any help would be great!

Hey BP,

My first post!

Looking at a potential property in a C-class area. My wife and I are currently renting in a B+/A area which she doesn't want to move from. I would like to get better "Owner Occupied" terms for the mortgage (FHA 3.5% or Physician Home Loan 5% Down) rather than 20%-25% down conventional investment property terms.

Can I put the property in my name and make it my permanent address and primary residence and then live with my wife in her rental, while AirBnB out my unit?

I would like to do this so I don't deplete my seed fund a have stored. 

Property:

Duplex 2 unit 2/1's 

Rent $1800 total

PP 165k

Need any more information, have any tips/advice for me?

Im thinking I should speak to a bunch of lenders, should I tell them my exact plan?
