Hey BP! I have been running direct mail campaigns, and recently got a hit to wholesale a commercial property. I am familiar with residential wholesaling and the process, but obviously commercial is different. Would love some wisdom on the process of wholesaling this commercial property and the process.

Hey Ross, I am in the Clemson Area of the upstate, but have gotten to see the Greenville market grow tremendously in my few years here at Clemson University. Arn and John are both correct, it is a market that is continuing to appreciate at a great rate.

Hey Steve, thank you so much for the wisdom! I have definitely spent the time in analysis paralysis, but I would agree the foundation of knowledge is invaluable.

Hey BP! I am a huge believer in the power of stories. I believe there is a part of everyone's story that we can learn from. With that in mind one thing I have considered is being a newbie is starting a blog to track my journey of real estate investing. 

I want to present the question to you guys of who are some of your favorite real estate bloggers? And what about them draws you in to that person's blogs? 

Ricky, wow it is really amazing to hear your story. I myself and in a very similar boat. I am a senior at Clemson, and going into a sales role after graduation; where I will be placed in either TX, NC, or GA. Very similar to you I have thought of investing in the Austin market as well. I would love to connect and see how we can help each other!

This was definitely helpful Minna. You are totally right though the one challenge is a competitive market and how attractive USDA may be to the seller; definitely something to take into consideration. Thank you for your response.

USDA is an owner occupant loan so I assume you want to live in the home? USDA is a fantastic loan product - one of the cheapest loans you can get, similar to VA. You can also roll in your closing costs. As long as you qualify (there are income restrictions) this is not really much different from any other loan. I guess the only challenge would be the competitive market. As long as sellers are getting multiple offers, other loan products may be more desirable to the seller.

Hey Bigger Pockets family! Happy New Years! I am a new investor that is a senior at Clemson University. I am looking to invest in my first property. One of the properties I am considering is eligible for a USDA loan, and I would be able to qualify as well. If anyone has experience with USDA loans, I would love to hear how your experience went and/or any wisdom you would share on analyzing and approaching the deal.
