Sean, thank you. Literature is always a great help, as you can reference it multiple times, as well as pass it off. I just purchased it on Amazon. $24990 still available to invest. 

I have an opportunity to invest $25k. What investment opportunity in the real estate realm should I pursue?

Background. 
I already own a home. I have already set my mind on selling this property in July when the tenants lease is over. Zillow estimates that I should make close to $100k ( I project $80k to be safe)  off the proceeds after repaying the loan and commission fees. My plan was to reinvest a portion of the that money (25k) into a new home for myself , due to a job move later this year (TX) , and also place a portion of that money into an investment rental property (20-30k). I MUST purchase the new home for myself, and I really think maintaining an investment property is a great idea. I want to eventually own multiple investment properties.  

I see the $25K as something that could help expedite the possible upgrading the home to get the rental process started. I also feel that I could just purchase a more expensive rental investment property, but I have never purchases a property as an initial investment. My other home was my primary residence where I lived for years and put work into upgrading it slowly, as I knew I would eventually rent it. I also invest in REIT companies as well, but feel that although I get good returns that I could see better returns if I was my own investment company.

If you had $25k to put into real estate, and you where in my situation, what would you do?
