I have probably put this post off for far too long. I am new investor located in California looking to get started and like so many before me found BP. My journey so far feels pretty on par with a lot of folks, read a few books, listened to hours of podcast, watched too many youtube videos and have read through a ton of discussions here on the BP site. Ultimately I am at a point where I know i need to jump in and figure out if this RE investing is for me and there is only so much you can learn from books and podcast.

High level of what type of deals I will be looking for
Property Type: multi-family 2-4 units
Location: Cleveland, OH ( C+ neighborhoods )
Condition: property that allows value add would be great (but as a new investor may be more than i can handle) so also considering turnkey. I think minor rehab work would be okay, i know that "minor rehab" is totally subjective but not looking for full rehabs on round 1.
Price Range : 100 - 200k

I have to admit finding a market has been challenging, ultimately Ohio comes up and lot so I landed here for now. I am looking to connect with a few agents to start digging further into some of these areas. I was able to find this post (https://www.biggerpockets.com/member-blogs/4704/42419-cleveland-neighborhood-grades) however it's several years old and possibly not up to date anymore but its a good starting point.

Being out of state and a n00b to RE investing I am not interested in buying my first property site unseen and if Cleveland is where I finally land on i plan to fly out. In my mind I see the property as the last piece of the puzzle, I'd like to secure an Agent, PM and handy man and/or contractor before picking up some property, for me mentally it just makes sense to have these in place with the understanding it all may not work out that way. I know that right now the next thing i need to do is get laser focus on what makes a good deal for me. 

Anyway that being said would appreciate to a few recommendations for agents that people can recommend.
