Hi Scott,

No, the mortgage company did not send any proof of claim. All creditor's were notified. They had 8 months to reply or the claim would be forever barred.

The court has already added up all debts. That's what I'm going to pay on the 27th. All court cost have been paid. The deed of distribution have been filled out and filled with the court house and signed by judge.

And the properity is located way out in the country. And there is no way to pull it out. When it was delivered 16 years ago they had to come in the drive way next door. They could not come down my drive way it goes straight up. Now, the drive next door don't exist anymore. There is a big pond over there now.

There is only about 4 years left on the loan.

Hi Scott,

Thanks for the advice. But, I guess I left out a couple of things. I have have never posted on a site like these. I thought I had all the info I needed.

The leander has allowed me to make a short sell offer. The're waiting on me to make my short sell offer inwriting.

I have already talked with probate and the deadline for creidtors has passed. They said all that is left for me to do is go pay what has been turned in. Then I can close probate. Going to do that 12-27-2010. Probate has to be closed by the 28 of Jan they said.

The only other thing is. Probate said it would be best if the home was out of my parents name. Because who every the home was sold to, would have a problem getting the title in there name, If it was someone other than me. I can sell it to myself.

Does this change anything? Or am I still headed for trouble?

Thanks for any advice I get!! My Father passed away in April, 09 I moved in with my Mother so she would not be alone. My mother passed away In Jan. 2010 I'm the only child. I was made personal rep of the estate. I 'm still living in the home. The home is not yet paid for. I was makeing the payment until I lost my job 11-22-2010. The real property went to me, I'll have the deed when I close probate. It is a very nice (apperance wise) 1995 mobile home. It's 16 years old and needs a lot of work. I'm able to make a short sell offer because I'm not on the loan. Still owed is 19000 ( not sure of pay off ) there is about 10000 estimated repairs. What should my short sell offer be?? Please help!!
