If you have to save up either way perhaps consider saving up to buy a house hack instead while you still have a 9-5 income! Then you can secure housing costs and have more flexibility to jump into real estate. Getting a mortgage while self employed at this age is a lot of work and takes 2 years of consistent income without many deductions, having the 9-5 would make it much easier. 

I am no expert in this but I think a good in-between would be requiring him to pay the rent until you can place a new tenant and cover the cost of replacement as well?
