"Retired certificate of title" is a procedure that "sticks" a mobile home with the land together, and let it be treated like regular real estate. If the title is not retired, than it is treated like land and mobile home (like vehicle) separately.

My main question is how to get a title on this mobile home, which has a sba mortgage lien on it (governmental lien), meaning it holds the title, and it is not "attached" to a property (means treated like a vehicle) ...)))

Nobody can answer this easy question))

Attorney said that it is better not to bid on this property, since the title was not retired. And he said it is going to be difficult to get title on it.

Still do not understand WHY?))

Wayne, Thank you very much for your response. I found out, that the mobil home I am interested in has been assessed together with the property. But on the legal description it does not say MH, it says just "improvements". And there is no record that the certificate of title has been retired. Does it mean it is not "permanent"? or it still can be "permanent"?

And if it is not, how does it influence me? Does it mean I will not get a title on this MH from SBA? Do you think an attorney can settle this issue and get a title for me?

Will be happy if you could clarify this for me.

Did anyone use tax title services company? Taxtitleservices.com

Is it a legit company? If i use their services, do I get the same result if i would use an attorney to do a quiet title act?

Hi everyone,

I am going to play at the tax deed auction in Florida. Just need some clarification: if I buy a mobil home at tax deed, which has a mortgage lien from SBA, will i be responsible for outstanding balance on that mortgage?

What can I do in order to avoid paying out the previous owner mortgage?

Did you hear about tax title services company? They do certification process and say that I do not need to do quiet title action if I use their services. Any opinions?

I have just became a Real Estate Agent. But have not registered with the board of Realtors yet. My broker is Exit Realty, Pensacola, Florida. I will appreciate any advise from experienced people on how to get a first client. What do I need to do, or where advertise myself so somebody can find me ?
