I use Tenant cloud. My tenants get reminders 5 days before rent is due.  So far, my tenants have been on time and pay using their app.  Maintenance requests are also done on their phones, and I get them right away.  My tenants love it that any maintenance requests are taken care of within 24 hours. Leases are uploaded and lease renewal reminders can be set up.  It does accounting too

The comps around the property are in the lower 200’s.

A friend of mine is selling her row home in Baltimore which is in need of a full rehab.  It’s 1350 sq feet end unit.  SOW includes tearing down walls in the living/dining room to open up space, replace app the carpet with LVT, tear down the wood paneling, drywall the walls, and ceiling, full kitchen and bathroom remodel.  Hopefully someone here could direct me to the right person. I invested in Rochester, NY.  It’s close to the University so we get some students from there.  The area is nice and quiet.  We flew there in Oct and was pleased with our purchase.  There are tougher areas in Los Angeles so I thought Rochester was pretty and I never saw any homeless encampment (must be because it’s cold)
