Hi everyone! Finally seller and me agreed on a price :). I am paying with cash. What type of contract should I use and where to find it. I called local law office they said that they can do it for $ 225. Is it absolutely nessesary ?Thanks

House I am planning to buy has tenant with no contract. Rent is way below market. Tenant just foreclosed on same house with owner fanancing. Now house is back to a previous owner and he is trying to sell it.
Current tenant will not be able to pay more, may not pay rent at all. What would
be my options in this scenario. How long it will take to resell or to rent to
another tenant at market price? How much money I may lose and need to add as expenses.

Yep, my post is not that clear.
I am a newbie, as you all understood, on a learning path.
I came across a local wholesaler recently, who offered me this deal. I did
not want to jump and do something that I am not sure about. But became very
exited today when I drove by the property today. Lovely neighborhood, very
attractive house form outside.
My plan so far is to negotiate a price and inspect it tomorrow, while doing
more research :)
