Thank u all for the wonderful ideas & advice! I listed the house for sale (I’m a Licensed agent so I can manage the showings myself) and so far I have gotten about 10 offers but all contingent to previewing the property so I haven’t accepted any bc what’s the point? All showings start 9/10 since the tenant told me she had surgery on the 31st and didn’t want to be getting up to let people in.
I will give an update on how things progress. I love real estate but I found out that buying and holding is just not for me 🤷🏻♀️ I love flipping homes but haven’t met a connection with a contractor who can stick around (like u see on HGTV) since a lot of the contractors I have met are doing their own flips

Here’s the thing: I’m looking to get out of the game. I feel I can put this money to work in the market and have peace of mind and not worry about tenants.
I’m a single mom working 3 jobs and when she calls I get stressed & know it’s going to cost money being that she doesn’t know how to fix anything
I’m just not sure what to do

@Zach Lemaster I manage it myself. It’s rented full time to section 8 tenant. I’ve only owned it for a year so might have to Pay some capital gain

Bought a small beach cottage cash last year for $153k. Currently getting $1800 rent
My yearly expenses are
Taxes $5666
Insurance $1061
Boiler contract $240
Misc $500
My question: am I getting enough or should I sell it? I can prob get $230-245 if I sell in this hot market

I was told by someone that Raleigh & Charlotte are good towns. I do not know enough but I do know that I want to head South sooner than later... I am actually going to visit the town this upcoming November.

I currently live in NY and own 3 houses here. I want to explore the NC market since NY is so expensive & tenant friendly. I plan to move that way once my son graduates HS (7 yrs from now). What neighborhoods are good? What are the evictions laws like? How’s the rental market?
Anything you would like to share would be greatly appreciated :)

@Jason D. Yes lets see how it all works out :) I am planning on leaving NY once my son graduates HS [in 7 years]. Taxes are ridiculous here plus I am not a fan of the cold being from the Caribbean lol

@Jason D. Thank You! I actually ended up NOT renting to her since I felt I was doing so much work to help her and she didnt seem to want it that bad... you can bring the horse to the water type of thing. But I did end up with a S8 tenant who actually wanted it, gave me the deposit the same day she saw it & did all the work herself to get it. The only bad thing is that I still didnt get the first month's rent from S8 but I guess that takes a little bit? we signed the lease on 8/5 but she had moved in before, on 8/1. I guess I will pray for the best this year & see what happens comes renewal time. I do have to say that S8 inspectors r a real pain in the culo since I ended up doing stupid fixes or they wouldnt pass the inspection but hopefully she'll treat the home with love.

Thank u guys for all the very helpful responses! Sometimes we do forget that money is not everything. For me peace of mind & happiness is far more important than having a butler but we r all different n that’s ok. I totally understand that sometimes running a business requires thick skin bc it does get expensive otherwise and we are in this business to make money but like I mentioned, renting to her would not break the bank
@Greg M. if u care to read a book on how society oppresses some people, give “Maid” by Land, Stephanie a read. I saw my experiences over n over with every page I turned. Or maybe ur butler can read it to u? Lol
Sure not everyone will give two flips about u showing them compassion or not but some might.
