What is the best CRM you've utilized to gain leads and fill your RE funnel? What's the most efficient system set-up you use to generate and reply to leads? I'm located in Northern VA (NoVa) and there is very little inventory, so I need to set up systems for OOS investing. Thanks in advance!

While Im searching for my first deal, I am also looking to team up with a knowledgeable investors and be form equity partnerships.

I have a sizeable amount of liquidity and it's time to make it work for me. I'm comfortable investing out of state if, of course, the deal is a good one. Along with liquidity, I bring almost 2 decades of project management experience and attention to detail.

Unfortunately, condos appreciate slower and when the market tanks, they drop off the quickest. How much cash do you have in the property (down payment + rehab)? Where is the property located? If you're self-managing, it may be an option to look into a property manager to help w quicker renter turnover. As well, do you offer a range of leases? 12, 14, 18, & 24 months? The longer leases would mitigate a higher vacancy loss. Does the equity stated include the current value post the purchase price or is that 45k in addition to the 2008 and current price?

Congrats even with the additional cost of reno, it seems like you've made a good deal. 

Look into "Hofstadter's Law"... This seems to be true of just about everything!

My name is Mariana and I come from a small business owner background. I owned and operated a masonry restoration company that specialized in historic building rehabs and repairs for 20 years. I've recently sold off my assets and joined a larger firm in the NoVa area. However, I've recently been investigating REI as a way to scratch my entrepreneurial itch and to take ownership of 'my time' with the goal of financial independence in the forthcoming decade. I have yet to secure my first investment, but am determined to jump in and buy several deals in 2021.

I'm looking to partner with folks who have knowledge of the Triad / Triangle area and who are like-minded in the pursuit of freedom. In addition to bringing to the table my years of experience as a restoration construction expert, I have a sizeable amount of liquidity. I'm interested in MF investments that have at minimum 4 units (more is always better!). If you or anybody you know is interested in teaming up, shoot me a message.
