Make sure you start learning the fundamentals of real estate. Do not marry to a particular strategy for now. Be open minded.

I am glad they mentioned it. Start building it. It is not an easy process but it is doable for sure.

There are several steps that must be happening almost in parallel. You need to have a buyers list and at the same time knowing what tools to use in order to find the right properties and produce comps. 

Also begin the process of creating a team of investor friendly realtors that would like to work with you. 

I am surprised that on the  course you took they did not mention you must have a buyers list. Having an offer accepted means nothing without buyers. Trust me, it happened to us as well and learned the hard way. 

It is not complicated but you need to know what the right  steps are and how to accomplish them.

This is the first time considering buying and holding a mobile home. We can do comps, and all that is needed for a single family home. What should I be considering on this particular situation? How do I get rent information (like I get in rentometer?). Is rent on top of HOA fees?
